Landlord Fees:

Property Letting fee: 75% of first months rent, min £474(inc VAT), for example rent of £600 letting fee will be £540 inc vat

Managed Property fee: 12% of the monthly rent plus vat, for example rent of £500, monthly fee of £72 including vat.

Deposit Registration Fee: £72 (inc VAT)

•           Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme

•           Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Inventory, to be used in support of the Deposit:£120 (inc VAT)

.                   written summary of the items in the property and their condition signed by the tenant  when tenancy starts

Non-resident landlords receipts to HMRC: £72 (inc VAT) 

•           To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC   

 Tenancy Renewal Fee: £90  (inc VAT)

•           Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

 Checkout Fee:  £180 (inc VAT)

•           Agree with tenant check out date and time appointment

•           Negotiate with landlord and tenant any disbursement of the security deposit

•           Return deposit as agreed with landlord and tenant to relevant parties

•           Remit any disputed amount to Scheme for final adjudication

•           Unprotect security deposit 

Court attendance: £120 (inc VAT) per hour 

Tenant Fees:

Apply for a rental property: £90 inc vat per applicant. This is to include credit check and Right to Rent checks and check you application is complete and gain acceptance from the landlord.

Referencing for a rental property: £195 inc vat per property, this is for obtaining references for employers, current/previous landlords, checking financial suitability and confirming you current residence.

Guarantor fee: £90 inc vat, if required, to accept your application on a property to cover credit check and preparing a Deed of Guarantee.

Right to Rent fee: £25 inc vat, for permitted occupants to check their documents for suitability to be in the U.K. (e.g. passport) 

Contract Renewal Fee: £90 inc vat, for drawing up a new Assured Short term Tenancy agreement.

An Energy Performance Certificate (epc) rates the energy efficiency of a property and its carbon emissions and suggests ways to provide energy efficiency.

Since October 2008, all homes rented out require an epc to be carried out by an Accredited Assessor.

For speed and convenience, Searchers are able to carry out epcs in house. Andy Long, Director is fully qualified as a Domestic Energy Assessor.
